How it works
Buying property in Spain is one thing - understanding what it costs to own it every year is another. Many owners budget 1%-3% of property value per year for running costs (excluding mortgage), but this varies widely by municipality, building fees, and property condition. For a EUR300,000 property, that may mean roughly EUR3,000-EUR9,000 per year before any mortgage payments. This tool breaks down every recurring cost - local property tax (IBI), non-resident income tax (Modelo 210), community fees, insurance, maintenance, and utilities. All calculations run in your browser. We do not store your inputs or share your data.

FAQ
IBI (Impuesto sobre Bienes Inmuebles) is Spain's annual local property tax, similar to council tax in the UK. It is calculated as a percentage of your property's cadastral value. Rates vary by municipality, typically between 0.4% and 1.1% of cadastral value.
Modelo 210 is the non-resident income tax return. If you own property in Spain but are not a Spanish tax resident, you must declare imputed rental income each year even if you don't rent the property out. The rate is 19% for EU/EEA residents and 24% for non-EU residents. The imputed income base is 1.1% or 2% of cadastral value, depending on whether your municipality's cadastral values have been revised. This calculator uses 1.1% (the more common rate for recently revised areas).
Community fees vary widely. A basic apartment might pay EUR50-EUR100 per month. Villa/townhouse community fees vary widely - from EUR150/month for basic communities to EUR500+/month for luxury gated developments with pools, gardens, and security. Detached properties outside a community typically have no community fees.
Home insurance isn't generally mandatory, but mortgages typically require property damage insurance.
Cadastral value is set by Catastro and is typically below market value (often 30-60% depending on municipality and last valuation). If you know your cadastral value from your IBI bill, use that for a more accurate estimate.
